Social infrastructure changes liveability
Schools, hospitals, supermarkets, sports facilities and neighbourhood services reduce the friction of daily family life. Map the facilities you would genuinely use and test real travel times before deciding.
Infrastructure must be evaluated carefully
Existing connectivity should carry greater weight than announcements. When future roads or transit influence your decision, verify official information and keep a realistic time horizon. Infrastructure can support value, but it should not be the only reason to buy.
Choose the micro-market, not just the direction
Visit the immediate neighbourhood at different times. Examine water and drainage conditions, road access, surrounding development, noise and the quality of the approach road. A well-planned pocket can deliver a very different experience from the wider corridor.
Take a long view
A home should continue to serve your family even if market cycles change. Prioritise a useful residence in a credible location, with a price and loan structure you can comfortably sustain.
